Torch down roofing, also known as modified bitumen or cap sheet roofing, is a popular flat and low-slope roofing system that uses a propane torch to heat and bond layers of modified bitumen directly to the roof surface. The result is a rugged, fully adhered membrane that provides excellent waterproofing, UV resistance, and durability — making it one of the most widely used flat roofing systems in both residential and commercial construction across Southern California.

How the system works:

A torch down system typically consists of two layers — a base sheet and a cap sheet. The cap sheet is the top-exposed layer and is available in smooth or granulated finishes, with granulated surfaces offering added UV protection and a longer service life. The torch application process creates a fully bonded, seamless membrane that eliminates the gaps and seams where leaks most commonly originate.
